San Tan Valley Land Development Update: Higher Density Housing Approved

A series of key development decisions were made at the recent public hearing concerning the land southeast of Ocotillo Road and N Gantzel Road, Pinal County, Arizona.

1. Comprehensive Plan Amendment Approved:
Ocotillo & Ironwood Holdings, LLC, with Brennan Ray of Burch & Cracchiolo, P.A. representing them, sought a Non-Major Comprehensive Plan Amendment to change the land use designation for a 38.16± acres parcel. The request was to change the designation from Suburban Neighborhood to Community Center. This alteration will enable a higher density development on tax parcels: 104-87-074G & a portion of 104-87-074E. The motion, presented by Member Schnepf and seconded by Member Mennenga, was passed unanimously with a 9-0 vote.

2. Rezoning to Allow for Multiple Residence Approved:
In a related move, Ocotillo & Ironwood Holdings, LLC requested the rezoning of two plots totaling 38.16± acres: 17.71± acres currently zoned as Single Residence (CR-3) and 20.45± acres from General Business (CB-2). The proposal was to change the zoning to Multiple Residence (MR) to further allow for high-density development on the aforementioned parcels. Member Schnepf motioned for the approval, with Member Keller offering the second. The committee gave a unanimous nod with a 9-0 vote.

3. Amendment for Villa Sereno Planned Area Development:
The third decision involved a proposed amendment of the Villa Sereno Planned Area Development (PZ-PD-022-08). Ocotillo & Ironwood Holdings, LLC aimed to shift 112.17± acres to the Ironwood and Ocotillo PAD Overlay Zoning District on 95.23± acres. This move will set development standards for a multi-dwelling residential development covering tax parcels: 104-87-074G, a portion of 104-87-074E, 104-87-074D, & 104-87-074F. The motion to approve was led by Member Schnepf, seconded by Member Erickson, and received unanimous approval of 9-0.

This series of approvals seems to reflect the region's growing emphasis on high-density housing and development, potentially bringing more residential options to the San Tan Valley area. Further details on when and how the development will commence have yet to be disclosed.
