The ranking was based on five factors: the percentage of residents 65 and older, median home sale price, median rent, poverty rate, and local sales tax.

Why San Tan Valley Made the List:

• Local Sales Tax: San Tan Valley's local sales tax rate is 6.7%, the second-lowest among Arizona's largest cities, helping seniors stretch their income further.
• Low Poverty Rate: The poverty rate is just 5.3%, much lower than the state average of 12.4%, offering peace of mind for those living on a fixed income.
• Affordable Housing: The median home sale price is about $409,900, making homeownership more affordable compared to many other Arizona cities.

San Tan Valley offers a quiet, small-town feel with easy access to nature, located near the San Tan Mountains. While the area has many financial advantages, it also has one of the smallest senior populations in the top 10 rankings, with only 11.9% of residents being 65 or older.
