Lawsuit Filed Over Power Lines in Circle Cross Ranch Community

A group of homeowners in the Circle Cross Ranch community in San Tan Valley has filed a lawsuit against Salt River Project (SRP) over newly constructed high-voltage power lines running through the neighborhood.

The lawsuit was filed this week in Pinal County Superior Court by Frazier Law on behalf of several Circle Cross Ranch homeowners. According to the court filing, the homeowners claim SRP built large overhead power lines through HOA-owned common areas without naming or compensating individual homeowners who say they were affected.

Court documents state that SRP previously filed a condemnation action against the Circle Cross Ranch Homeowners Association (HOA) in order to build the power lines. The homeowners' lawsuit alleges that while the HOA was named in that action, individual property owners were not included or offered compensation.

The power lines were installed along neighborhood common areas near Gary Road and Charbray Drive. According to the filing, the infrastructure includes tall metal poles and overhead transmission lines located close to homes.

The homeowners claim the project reduced their ability to use and enjoy common areas and lowered nearby property values. The lawsuit also states that residents lost open space and buffer areas that were part of the original neighborhood design.

The lawsuit references a 2025 Arizona Supreme Court decision that found individual homeowners may be entitled to compensation when HOA common areas are taken for public projects. The homeowners argue that this ruling applies to their situation.

The legal action asks the court to determine whether the homeowners are entitled to compensation for damages such as loss of property value, loss of use and enjoyment, and other impacts related to the power line construction.

SRP has not yet filed a response to the lawsuit in court. The case is in its early stages, and no rulings have been made.
